Our clients request Phase I Environmental Site Assessments (ESA's) to satisfy due diligence requirements on multi-family residential, commercial and industrial buildings associated with purchase, property development, zoning, bank financing, and in-house proactive audit programs. DMG, Inc. performs Phase I ESA’s that meet and exceed the ASTM E-1527-05 Standard for Environmental Site Assessments.
The goal of the Phase Iprocess established by the ASTM standard is to identify an Recognized Environmental Conditions (REC's) on the property. This includes any hazardous substances or petroleum products on a property under conditions that indicate an existing release, a past release, or a material threat of a release of any hazardous substances, or petroleum products into structures on the property or into the groundwater, or surface water of the property. DMG’s Phase I Environmental Site Assessment includes the following but is not limited to:
- Executive Summary, Scope of Work, Provision of Supporting Documentation and Sources Investigated.
- Identification of current and past uses/conditions.
- Personal interviews with current tenants and the property owner or the owners representative.
- Personal Interviews with appropriate government and private sector sources of information.
- Review of regulatory agencies records from local, State and federal agencies.
- Review of aerial photographs, historical maps and city directories.
- Conduct a on-site property assessment and review of neighboring properties.
- Conduct a Preliminary Visual Inspection for identification of potential Asbestos-Containing Materials (ACM's), Lead-Based Paint (LBP), Microbial Contamination, and wetland areas.
- ASTM written report format supported by documentation, pictures and maps.
- Incorporation of the Private Lender Requirements.
