Each Inspection Report goes up in grade, for example;
the BI is included in the BAR, and the BAR is included in the PCA.

​BASIC BUILDING INSPECTION
​BI
DMG’s BI identifies deferred conditions and provides recommendations for remedy or repairs. 

Building Inspection Process to include:

1. Conduct walk through survey
2. Evaluate the building and site of deferred conditions
3. Recommendations for remedy/repair
4. Comprehensive written and photographic report
Report completed within 1-2 working days

 Photographic written report includes the following categories:
  • Structure
  • Electrical
  • Heating/Air Conditioning
  • Ventilation
  • Plumbing
  • Roofing
  • Interior
  • Exterior
  • Fire Sprinkler Certification & Extinguisher Tags
    • The 5-year cert.  for the fire sprinkler riser will be photographed and documented to verify if it is current or expired.
    • The fire extinguisher tags will be photographed and documented to verify if they are current or expired.  

Audit of the following installations:
  • Roofing membrane:  Including soffits, flashing
  • Parking lot:  Potential for paving deterioration
  • Offices: Condition of architectural finishes
  • Structural components: Foundation, Floor, Walls, Ceiling & Roof Structure
  • Interior: Components: Windows, doors, stairs, flooring, wall coverings
  • Exterior: Walls, doors, windows, woodwork, decks, grading, sidewalks, parking lots, retaining walls, fence, signage 
  • Heating & Air Conditioning equipment
  • Electrical: Main Panel, Auxiliary Panels, Switches, Lighting, Fixtures 
  • Plumbing: Water Supply Source, Waste, Vent Piping, Fixtures, Water Heater, Condition of fixtures  
 
Excludes:
  • Investigative work such as:
    • ADA Compliance, Building Code Requirements, Building Violations, Building Permits, As Built Drawings Review, Historical Documentation, Legal Documentation of any kind or Past Engineering or Contracting methodologies, plans or remedies, etc.
    • Fire Sprinkler Systems,
  • Invasive testing,
  • Environmental assessment that includes asbestos, lead, and mold,
  • Landscaping & Irrigation systems,
  • Sump pumps and all underground equipment,
  • Conditions in inaccessible areas, i.e. interior space between roof decks and acoustical drop ceilings,
  • Crawl Spaces and Attics,
  • Termite investigation,

BUILDING ASSESSMENT REPORT
​BAR 
DMG’s BAR identifies immediate and itemized costs of repairs to bring back the building into good condition.

The BAR combines a Building Inspection plus an itemized cost table of recommended repairs. 

Building Assessment Process to include:

1. Conduct walk through survey
2. Evaluate the building and site of immediate needs
3. Recommendations for remedy/repair
4. Itemized COST TABLE of suggested remedies of repairs, replacements & significant maintenance items
5. Comprehensive written and photographic report
Report completed within 1-2 working days

PROPERTY CONDITION ASSESSMENT
​PCA
DMG’s PCA identifies deferred conditions, physical aspects of the property of expected useful life, a cost table for immediate needs repairs, reserve costs over a 12-year term, a simple ADA checklist, and city records research.

The PCA combines a Building Inspection and a Building Assessment plus adds expected useful life, reserve costs, simple ADA checklist and city records research. 

Property Condition Assessment process to include:
1. Conduct walk through survey in accordance to all ASTM E 2018-01 standards for compliance
2. Evaluate the building and site of immediate needs
3. Assess the expected useful life (EUL) of major building components
4. Readily available document review (any as built plans, etc) and property manager interview (if made available)
5. All building records/ permits/ violations of the Site property at the city
6. Itemized Immediate Needs COST TABLE of suggested remedies of repairs, replacements & significant maintenance items
7. Cost evaluation Reserves Table over a 12-year term
8. Simple ADA checklist
9. Comprehensive written and photographic Report
Report completed within 7-10 working days
