DMG’s Property Condition Assessment Report (PCR) Identifies deferred conditions, physical aspects of the property of expected useful life, a cost table for immediate needs repairs, reserve costs over a 12 year term, a simple ADA checklist, and city records research. The PCA is a great tool for investment planing and portfolios that provides immediate costs to update the building and planning future needs and costs annually (over a 12-year term) to maintain the property’s condition. The PCA is a more comprehensive report typically required by Investors, Insurance, Property Managers, and Wall Street Lending Institutions.

Property Condition Assessment process to include:
1. Conduct walk through survey in accordance to all ASTM E 2018-24 standards for compliance
2. Evaluate the building and site of immediate needs
3. Assess the expected useful life (EUL) of major building components
4. Readily available documents review (if made available)
5. Reasonably ascertainable online building records/permits/violations
6. Itemized Immediate Needs COST TABLE (90 days) of suggested remedies of repairs, replacements & significant maintenance items
7. Cost evaluation Reserves Table over a 12-year term
8. Simple ADA checklist
9. Comprehensive written and photographic Report

 Photographic written report includes the following categories:
  • Immediate Repairs (within 90 days)
  • Replacement Reserves (12-year term)
  • Estimated Component Life Analysis
  • Data Collection & Records Inquiry: Readily avalable online permits, zoning, fire, violations,and client supplied documentation
  • Structure: Foundation, floors, walls, roof structure
  • Electrical: Main and auxiliary panels, switches, light fixtures
  • HVAC: Heating & air conditioning equipment, ventilation
  • Plumbing: Water supply source, waste, fixtures, water heater
  • Roofing: Roofing membrane, skylights, drains
  • Interior: Interior finishes, wall coverings, flooring, ceilings
  • Exterior: Walls, doors, windows, sidewalks, parking lots, fencing
  • Fire Sprinkler Certification & Extinguisher Tags
    • The 5-year cert. for the fire sprinkler riser will be photographed and documented IF visible to verify if it is current or expired.
    • The fire extinguisher tags will be photographed and documented IF visible to verify if they are current or expired.
    • NO TESTING OF FIRE SPRINKLER or ALARM SYSTEMS WILL BE DONE, due to licensed certification qualifications.
  • Elevator: Current tag visually documented
  • Simple ADA Checklist
Excludes the following categories:
  • Testing or inspection of any operations equipment
  • Destructive or invasive testing
  • Square footage calculations
  • Fire sprinkler systems, risers, fire alarm systems, and life safety systems
  • Irrigation systems
  • We do not test individual electrical wall outlets
  • Sump pumps and all underground equipment
  • Conditions in inaccessible areas
    • i.e. interior space between roof decks and acoustical drop ceilings. We do not pop open ceiling tiles
  • Utility operating conditions of any systems or accessing manholes or utility pits
  • Crawl or confined space areas
    • Conditions will be observed to the extent easily visible from the point of access to the crawl or confined space areas
  • Observation of flues or interior of chimneys
  • Asbestos, lead, mold and moisture intrusion
  • Termite investigation
  • Investigative work such as in-person city/county counter document review, interviews, ADA compliance, building Code requirements, building violations, as-built drawings review, historical documentation, legal documentation of any kind, documentation review of any utility companies, rire alarm companies or any other company, past engineering or contracting methodologies, plans or remedies, etc.
